While the market is bracing itself for the unknown that may arrive in the latter part of the year, the first quarter has been very positive so far, with the general air of hope and positivity.
Lockdown has had a huge impact on London rentals, with the move out of the city, closure of theatres and hospitality and the disappearance of the foreign student market. At the end of February the number of available properties remained 76% higher than at the same point a year ago.
However there is some light at the end of the tunnel and while lettings dropped off last year, they are now expected to start creeping back again as life returns to normal. But it’s going to be competitive and landlords need to be on their toes and ready to rent. The emphasis is on well planned living space, proximity to parks and open spaces and currently houses are the property of choice.
